Commercial Real Estate, Leasing, Financing Counsel
Strategic engagement with our clients enables the Real Estate Practice Group to advise them most effectively on real estate conveyancing and title issues, on traditional land use issues such as zoning, subdivision, planned use districts, sales, acquisitions, and leasings, and on real estate development projects. Collaborating with industry specialists at the beginning of a project allows us to counsel developers, businesses, or governmental entities on how to avoid problems while maintaining the ability to deal aggressively with possible violations and the related regulatory enforcement actions that arise in the course of any development project or day-to-day business operation.
Full range of real estate services and projects
We represent clients in all aspects of real estate development projects, including large-scale retail, commercial, residential, condominium and industrial development. This encompasses site acquisition and due diligence issues, governmental permitting, structuring and negotiation of financing, environmental compliance issues, and construction contracting issues.
The group has represented municipal and state entities on such matters as the establishment of special port districts and special development districts, and also represented clients in property rights issues, including governmental regulatory taking and condemnation issues.
With regard to environmental permitting, we advise applicants on wetlands and sewage disposal regulations, coastal permitting regulations and waterfront property rights issues. Environmental litigation handled by the group has included toxic tort claims, Superfund claims, and litigation brought to recover hazardous materials remediation costs. The group works closely with financial institutions to advise them on environmental law issues in various situations including the impact of new environmental regulations and hazardous materials liability, and the analysis of environmental assessments to quantify lending risks.
